Default having been made in payment of the debts and obligations to be paid by Tipton Investment Properties, LLC as shown in a certain Deed of Trust dated the 7th day of November, 2018, to SHERRELL ARMSTRONG, as Trustee, as the same appears of record in the Office of the Register of Tipton County, Tennessee, in Book 1779, Page 818; and OCG ACQUISITIONS, GP having purchased said debt and obligation for good and valuable consideration from the original Holder, First Citizens National Bank, by Assignment of Note and Deed of Trust of record at Book 1852, Page 139, in said Register’s Office; and GLENN D. EVERTON having been appointed Substitute Trustee by Substitution of Trustee recorded at Book 1852, Page 141 in said Register’s Office; and
OCG ACQUISITIONS, GP, the owner of the debt secured, having requested the undersigned to advertise and sell the property described in and conveyed by said Deed of Trust, all of said indebtedness having matured by default in the payment of a part thereof, at the option of the owner, this is to give notice that GLENN D. EVERTON will on Wednesday, August 26, 2020, commencing at 12:00 p.m. at the north door of the Tipton County Courthouse, Covington, Tennessee, proceed to sell at public outcry to the highest and best bidder for cash, the following described property, to-wit:

This being the same property conveyed to Tipton Investment Properties, LLC by Special Warranty Deed of record at Book 1779, Page 816, in the Register=s Office of Tipton County, Tennessee.
Other interested parties: Internal Revenue Service and NebTenX LLC.
This sale is subject to a right of redemption by the United States of America pursuant to 26 U.S.C. Section 7425 (d)(1) by reason of Notice of Federal Tax Lien of record at Lien Book 21, Page 94, in the Register’s Office of Tipton County, Tennessee. Notice has been timely given to the United States of America pursuant to 26 U.S.C. Section 7425 (b).
All right and equity of redemption, statutory and otherwise, homestead and dower are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee. Sale made subject to lien for unpaid City and County property taxes; and any rights of existing tenants.
